Expansions
Pepsi Bottling of Mesquite is about to bring a 100,000 square foot warehouse and manufacturing addition on line. The project was initially an 80,000 square foot warehouse project, but the company decided to locate the 20,000 square foot bottle blow fill manufacturing line – originally slated for the San Antonio facility – to Mesquite.
Fritz Industries, a manufacturer in Mesquite specializing in a variety of products from tile flooring and oil field biological cleaning agents to pet food and pet supplies, recently completed two expansions – a 20,000 square foot addition to house its research and development staff and a 32,000 square foot addition that will house its specialty products manufacturing line.
Relocations
Midwest Air Technologies may be the most significant manufacturing relocation in the D-FW Metroplex in 2008. The firm, which manufactures fencing products for distribution and sale through Home Depot stores, will lease more than 250,000 square feet of space in Industrial Development International’s Skyline Trade Center.
Fritzpak – not to be confused with Fritz Industries – relocated from southeast Dallas to build a 35,000 square foot manufacturing facility that may be one of the most attractive facilities in Mesquite.
Global Bearings – a distribution center for metal bearings of all shapes and sizes is constructing a 20,000 square foot facility in Mesquite with a targeted completion date of early to mid 2009.
Finally, White House Custom Color – a digital commercial printing and design business – has leased a little more than 30,000 square feet of space in Transwestern Commercial Services’ Mesquite Business Center.
Developments
Mesquite continues to inch ever closer to significant developments at the former Big Town Mall site. The project in the works will be a significant recreational and tourism attraction to the east side of the Metroplex – such as a select baseball tournament site, indoor sports arena, hotel/conference center and even a minor league baseball park.
Lang and Company recently started construction on a bridge project for the Peachtree Towne Center project – which will feature a variety of uses. Mixed use, retail, office, medical office condo, a health and wellness center and a full-service hotel and conference center are all part of the landscape that will make up Peachtree Towne Center.
The City of Mesquite worked with Sun Life LLC, Target Corporation and an existing land holding company to facilitate a three-way real estate transaction that will result in the conversion of the current Target store in Mesquite to a Super Target. The conversion is significant as the building footprint in Mesquite will be the new design for Super Targets going forward for the next few years. In addition, the Market East Shopping Center will be completely remodeled and obsolete space demolished and replaced with much-needed new retail anchor sites.

The City of Mesquite continues to push forward with its Project Renewal initiatives – which is an effort to facilitate and encourage developers to put their best foot forward when presenting various projects and building plans.
Among other things, a new Community Appearance Manual has been adopted as part of Project Renewal – which has already resulted in a very attractive Buffalo Wild Wings, a complete remodel of an old grocery store and an improved façade for Incredible Pizza. |
