When applying for a new commercial building permit , the following must be submitted to Building Inspection for plan review: Four (4)complete sets of plans that have been stamped by an architect; must also have engineer's seal on all structural, mechanical, plumbing and electrical plans in accordance with the State of Texas Engineering Practice Act. Also submit one (1) copy of Soil Investigation Report.

A. Site plans must be attached to the building plans and reflect the following:

  1. Location of project, with visual referencing of intersecting streets (vicinity map).
  2. Existing water and sewer mains, including service tap, fire hydrants; and size, location and number of water meters.
  3. Existing and proposed topography grading plan showing proposed and existing.
  4. If site abuts a boulevard street, plans must show existing and proposed median openings and left turn lanes.
  5. Existing and proposed drive approaches and public sidewalks, parking lot layout, including handicap accessibility.
  6. Solid waste container pad locations (constructed to City of Mesquite specs).

B. Landscape plan (ten percent of site shall be landscaped).

C. If being developed under PD zoning, a copy of approved PD site plan must be attached to plans.

D. Electrical Riser and Fault Current Calculations and Plumbing Riser diagram must be included.

E. COMcheck Software Design shall be submitted with each application request. Available by downloading www.energycode.org.

F. In accordance with Vernon’s Texas Civil Statutes, Title 132A, Article 9102. Architectural Barriers Section 5 (j) and (k), construction projects with estimated construction costs exceeding $50,000 and which are subject to the provisions of this article, shall submit proof to the local building department that plans have been submitted to the State of Texas for Architectural Barrier review prior to issuance of the Building permit.

G. Building plans shall identify materials and equipment to be used for 2003 International Conservation Energy Code compliance. Plans must indicate U-Factors and Solar Heat Gain Coefficients (SHGC) for all windows and doors and R-Value of all insulation.

H. Asbestos Survey is required according to Senate Bill 509 before any renovations or demolition permit may be issued. Copies of Asbestos Survey shall be submitted to the Plans Examiner. All abatement must be completed before permit issuance.
